In Dubai, the DLD registers property and issues title deeds, and most property paperwork ends up with it, a bank or a court. Other emirates have their own land departments. A quick guide:

Sale & Purchase Agreements and Title Deeds

Buyers and sellers who do not read both Arabic and English need to understand exactly what they are signing, and authorities need to read documents issued in other languages. We translate:

Tenancy Contracts and Rental Disputes

In Dubai, tenancy contracts are registered through Ejari, the DLD's registration system, and the standard contract form is bilingual; other emirates run their own systems. Trouble usually starts in the paperwork around the contract: English addenda, emails and notices, maintenance reports, rent check records and eviction notices. Rental disputes in Dubai go to the Rental Disputes Center, and in other emirates to the local rental committee. These bodies work in Arabic, so evidence in English or another language generally needs a legal Arabic translation. Property Powers of Attorney for Owners Abroad

Many owners live abroad and appoint a relative, a lawyer or a property manager to act for them in the UAE: to sell, buy, rent, collect rent or deal with the developer and the DLD. A power of attorney signed abroad normally has to be notarized in that country and legalized through the UAE Embassy there (that embassy now carries out the UAE MOFA attestation digitally too), and then translated into Arabic by an MOJ-licensed legal translator. The DLD and banks can be strict about how the powers are worded, so we read the POA before translation and tell you if it may not cover the sale, purchase or lease you have in mind.

Mortgage and Bank Documents

Banks assessing a mortgage need to read your income and assets. Applicants with income or accounts abroad often need foreign salary certificates, tax returns, bank statements and company documents translated into English or Arabic; see bank statement translation.
