The Golden visa for property investors gives owners of UAE real estate worth AED 2M or more a 10-year, self-sponsored residence for themselves and their family. The condition is easy to state and easy to prove with a title deed. Wordcraft checks your deeds, arranges the nomination with the land department where required and files the visa with GDRFA or ICP.

The detail is where files slow down. Joint ownership, a mortgage or an off-plan purchase each change what the land department wants to see, so we read those papers before anything is paid.

Which Properties Count Toward AED 2M

  • Property value of AED 2M or more: one property or several properties together, as accepted by the land department.
  • Ready or off-plan property: off-plan units may qualify under the conditions in force, confirmed at application.
  • Mortgaged property: may qualify with a letter from the bank; how the mortgage is counted is confirmed at application.
  • Joint ownership: shares between spouses or partners are assessed case by case.

Each of these cases has its own rule, which is why the bank letter or developer statement matters as much as the deed itself.

Dubai Land Department or ICP: Where Your Property File Goes

For property in Dubai, the Dubai Land Department (DLD) checks the ownership and handles the property-based nomination; the residence application then follows through the residency authority. For property in Abu Dhabi, Sharjah, Ras Al Khaimah and the other emirates, the local land or real estate authority confirms the value and the application goes through ICP. Documents a Property Owner Needs

  • Title deed or property ownership certificate (or the off-plan sale agreement and developer documents)
  • Bank letter showing the outstanding amount, if the property is mortgaged
  • Passport valid for at least six months and a recent photo
  • Current visa and Emirates ID, if you already live in the UAE
  • Valid health insurance
  • For family members: passports, photos, and an attested marriage certificate and birth certificates

From Title Deed to 10-Year Residence

  1. Property check: send your title deed and passport on WhatsApp; we confirm whether the property meets the AED 2M route.
  2. Quote: a written quote within 10–30 minutes, with the land department and residence fees listed separately from our charge.
  3. Nomination: we apply for the property-based nomination with the land department where required.
  4. Entry permit or status change: if you are outside the UAE we arrange the entry permit; if you are inside, we change your status.
  5. Medical test and Emirates ID: we book both appointments; you attend in person.
  6. Visa issued: the 10-year residence is issued and your documents come back to you; you can follow every stage online.

Sponsoring Your Family

A property Golden visa holder can sponsor a spouse and children for the same period, and parents in many cases. Relationship documents issued abroad need attestation and, where the authority asks, legal translation into Arabic. We prepare them alongside your own file so the whole family is processed together. If You Sell the Property

The visa is tied to the qualifying investment. If you sell or the value no longer meets the condition, the visa may be affected at renewal or earlier under the rules in force. If you plan to sell, buy another property or move to a different route such as the investor visa, talk to us first so your residence is not interrupted.
