A property power of attorney in Dubai authorizes your agent to sell, buy, mortgage, lease or manage one identified property and to sign for you at the Dubai Land Department (DLD), a trustee office, the developer or the bank. Sale, Purchase, Mortgage and Management POAs
- Sale POA: sign the sale agreement (Form F), attend the transfer at the trustee office, receive the price or manager's cheques, settle service charges and obtain the developer NOC.
- Purchase POA: sign the purchase documents, pay the price and registration costs, and register the property in your name.
- Mortgage POA: sign mortgage or release papers with the bank and register or release the mortgage at DLD.
- Management and leasing POA: sign and renew tenancy contracts, register them in Ejari, collect rent, and deal with the owners' association and utilities.
- Off-plan POA: deal with the developer, sign SPA amendments, pay installments and take handover.
Every act has to be named. For a sale, a broad general POA is usually refused; the DLD expects a special POA that identifies the unit.
What the DLD and Trustee Offices Check in the Wording
A property POA presented at the Dubai Land Department should state, in Arabic and English:
- Full names and ID or passport numbers of principal and agent, matching the title deed and IDs letter for letter
- The property: area, plot number, building, unit number and the title deed or Oqood reference
- The acts allowed (sell, sign, receive the price, pay charges, obtain NOCs), including whether the agent may sell to himself or a relative, if that is intended
- Whether the agent may receive the sale proceeds, and into which account
Timing matters too. A POA signed at Dubai Courts or through the MOJ has no built-in expiry unless one is written in, while an ADJD POA is limited to three years (details in our POA validity guide). DLD and trustee offices still apply their own current rules to the POAs they accept, and we check those for your transaction before the transfer date.

Revoking the POA if the Deal Changes

What to Send Us: Title Deed, IDs and Mortgage Details
- ID of every owner who signs: Emirates ID for residents, passport for owners abroad
- The agent's passport or Emirates ID copy, with the name exactly as the DLD will see it
- Title deed, Oqood/initial contract or SPA
- If a company owns the property: trade license, MOA and a board resolution approving the POA
- The bank and loan reference, if the unit is mortgaged

Frequently Asked Questions
Can someone sell my property in Dubai with a power of attorney?
Yes, provided the POA names the property and expressly gives the power to sell and to sign at the DLD and the trustee office. Missing powers cause most transfer delays.
Is a general POA accepted by the Dubai Land Department?
For a sale, usually not. The DLD generally wants the property and the permitted acts identified in the POA itself.
I live abroad. How do I give a POA for my Dubai property?
Sign by video with a UAE e-notary where eligible, or sign before a notary where you live and have the POA authenticated, legalized by the UAE embassy (MOFA included) and translated into Arabic.
Does the POA need to be in Arabic?
